Emmett Bloom Complaints Procedure
At Emmett Bloom, we’re committed to offering a personal, professional service to every client and homeowner we
work with. When something goes wrong, we need you to tell us about it so we can put things right and improve the
service we offer.
We will, where appropriate, make reasonable adjustments for anyone who may be disadvantaged due to age,
infirmity, disability, bereavement, language barriers, economic circumstances, or limited literacy or numeracy
skills.
If you have a complaint, please put it in writing, including as much detail as possible. We’ll then follow the steps
below to resolve the matter fairly and efficiently. If you feel we haven’t addressed your complaint within eight
weeks, you may refer to The Property Ombudsman without needing to wait for our final viewpoint.

What Happens Next?
• Acknowledgement
We’ll confirm we’ve received your complaint within three working days and attach a copy of this complaints
procedure.
• Investigation
Your complaint will be investigated by our Director or Office Manager, who will review your file and speak to the
team member(s) involved. A formal written outcome of our investigation will be sent to you within 15 working
days of receiving your complaint.
• Further Review
If you’re not satisfied with the outcome, please let us know in writing. A separate review will be carried out by a
senior member of the team. We will send our final written viewpoint within 15 working days of receiving your
request for further review.
• Referral to Ombudsman
If you are still not satisfied — or if more than 8 weeks have passed since your initial complaint — you may contact
The Property Ombudsman to request an independent review. This service is free of charge.
