Spring is here. And the market is telling an interesting story.

It is not crashing. It is not racing. It is nuanced. And that is actually where the opportunity is, if you know how to read it.

What the Numbers are Telling Us

Supply across the South East is up 12% on last year. Buyers have more choice than they have had in a while.

Mortgage rates have settled at around 4.7% to 4.9%. That is calmer than late 2025. Not the rates of 2021, but much more stable.

The buyers who are active right now are serious. They have their finances in place. They know what they want. They are not browsing. They are deciding.

More supply does not mean anything goes.
