How the West Berkshire Property Market Looks in September 2026

What the latest UK property data means for homeowners.
With more homes for sale than at any time in over a decade, the homes that sell are the ones priced right from the first day. Here is what that means for movers across Newbury, Thatcham, Hungerford and the surrounding villages.
The Headline for September
The national market has shifted towards choice. Average asking prices fell by 2.0% in August to £364,999, the largest August drop since 2018, with the number of homes for sale at a 12-year high. More choice means buyers are taking their time, and it means the homes that stand out on price and presentation are the ones finding buyers.
At the top of the ladder, where most West Berkshire family homes sit, asking prices eased by 2.8% over the month to £667,056. There is a warmer note too. Buyer demand has lifted by around 5% since the change of Prime Minister in late July, which points to a potentially more active autumn.
The Number That Matters Most
If you take one thing from this update, take this. A home priced correctly from the start finds a buyer in around 36 days. A home that has to be reduced takes about 127 days, roughly three months longer. Nearly two thirds of correctly priced homes go on to sell, against only a third of those that need a reduction.
Accurate pricing on day one is the single biggest thing within a seller’s control, and it matters more now than it has for years.
What is Happening with Mortgage Rates
The average two-year fixed rate has moved back above 5%, sitting at 5.09%. The Bank of England held the base rate at 3.75% in July, with the next decision due on 17 September, and inflation stood at 2.9% at the last reading. Rates are still higher than many buyers would like, but lenders remain competitive and there are early signs of some room for rates to soften. It is also worth knowing that the rate a buyer actually secures is often lower than the headline averages in the news, so a proper conversation with a good broker is always worth having before ruling a move out.
What It Means Locally in West Berkshire
Southern England has been softer than the north this year, down around 1.8% over the twelve months. There is an encouraging turn beneath that headline, though, with buyer interest across the South East picking up again in recent weeks, drawn back by the better value now on offer. Locally, the average West Berkshire home sits at about £401,000, broadly level with a year ago, and detached family homes in Newbury and Thatcham cluster around the £600,000 mark. That is also the part of the market where prices have moved most this year, which places most local homes in exactly the band where correct pricing and strong presentation make the difference between a home that moves and one that sits.
For sellers
A well-prepared home at a sensible price still sells, and often quickly. The homes moving now are the ones that look their best in the first photograph and carry a price that feels fair to a careful buyer. Start there and the rest tends to follow.
For buyers
You have more choice than you have had in years, and a little more breathing room to make a considered decision. The best homes, priced sensibly and beautifully presented, are still going quickly, so it helps to be clear on your budget and ready to view.
Monthly highlights
Two homes we are proud to be bringing to the market this month, both in the upper family home bracket and both a lovely example of what considered presentation can do.

Newbury Street, Lambourn, offers in excess of £700,000
A rare 1908 Edwardian home in the heart of Lambourn, stripped back to brick and rebuilt for modern living. Five bedrooms and three bathrooms sit across three generous floors, with two dual-aspect reception rooms each centred on a character fireplace, and an open-plan kitchen and dining space that opens through full-height bifolds onto a three-sided garden. It is the kind of home that rewards a proper look, with the character of its age and the ease of a modern rebuild. The Cottage, Burbage, guide price £1,150,000
A beautifully private, part-thatched country home sitting behind a private gate at the end of its own approach. The original cottage has been extended into something that feels both grand and entirely at home with itself, with vaulted ceilings, exposed oak timbers and floor-to-ceiling windows that draw the garden inside. For a buyer looking for space, seclusion and real character within easy reach of Marlborough, it is a special one.
