What the latest UK property data means for homeowners.
For the first time in a few months, the property story is not being driven entirely by what is happening in the Middle East.
Oil prices have eased. Inflation has pulled back to 2.8%. Mortgage rates, which spiked sharply in March and April, are beginning to edge lower again.
That is welcome news. But the shape of this market has not changed. And that is what I want to talk about today, because the picture is nuanced, and nuance is where the opportunity sits if you know how to read it.
The good news: buyers are still active. The nuance: they have more choice than they have had in over a decade.
What the Numbers are Telling Us
Supply is at its highest level for this time of year since 2015. Buyers have more choice than they have had in a decade. That is the single most important thing to understand about this market right now, because it changes everything.
When buyers have choice, they compare. They notice the tired kitchen. They question the ambitious guide price. They move on to the next property if something does not feel right. The homes sitting unsold right now are not sitting because there are no buyers. They are sitting because buyers have options, and those homes have not given them a compelling reason to choose them.
Almost a third of all homes currently listed have already had to reduce their asking price.
Here is the number that matters most this month.
Homes priced correctly from day one sold in an average of 36 days. Homes that needed a price reduction took 127 days.
That gap is not a small detail. That is the whole story of this market.
On mortgage rates, the picture is more nuanced than the headlines suggest. Rates spiked in March and April, not because the Bank of England moved, but because the expected rate cuts never arrived. Markets had already priced in cheaper borrowing. When those cuts were taken off the table, lenders repriced. The average two-year fixed rate climbed from around 4.84% in early March to over 5.7% by May, even though the base rate stayed at 3.75%.
The good news is that rates have begun to ease back. The average two-year fix is now sitting at around 5.68%. The next Bank of England decision is 18 June.
No dramatic move is expected.
What this means nationally
The national picture shows annual prices broadly flat, down around 0.3% on average. But that average hides a significant divide.
The North East and North West are still growing. London is down 2.4%. The South East has recorded an annual softening of 1.6%.
West Berkshire sits within that broader South East picture. I want to be honest about that. Values have softened modestly. The market is more competitive for sellers than it was two years ago.
There is also a wider picture worth acknowledging. The uncertainty around the autumn Budget, potential changes to property taxes, and the political climate more broadly are giving some buyers and sellers reason to pause. Uncertainty, even when nothing has actually changed, has a real effect on confidence. It is one more reason why the homes selling well right now are the ones that launched correctly, rather than the ones waiting for conditions to improve.
What this means locally
What has not changed is the reason people move to this area and stay here.
School catchments. Village life. Practical family space. A sense of community that is hard to find elsewhere. Those things still command genuine demand from serious buyers who have thought carefully about where they want to live.
Buyer demand is down around 10% nationally, yet sales agreed are actually up 1% year on year. Because the people in this market right now are committed movers. They are not browsing. They are comparing, deciding, and moving forward when a home feels genuinely right.
In the £600,000-plus market, that distinction matters enormously. When a buyer has real choice, a home has to give them a clear reason to choose it.

So what does this mean in practice?
This is not a boom. It is not a downturn.
It is a reset.
And that reset rewards clarity.
Families want homes that genuinely improve day to day life. Kitchens that work. Layouts that flow. Gardens that are usable. School access that makes sense. Downsizers want ease. Fewer compromises. A simpler next chapter.
In both cases, buyers are not chasing opportunity. They are choosing carefully. And they will not talk themselves into a home that is not quite right. They will simply move on to the next one.
For sellers
The window is open. Early summer is one of the most active periods of the year, and the right home, launched properly, can still achieve an excellent result.
But the market will not carry you there on its own.
Price honestly from day one. An ambitious guide price does not attract higher offers in this market. It attracts fewer viewings, a longer time on the market, and eventually a reduction that signals to buyers that something is wrong. Start in the right place and you maintain momentum. Start too high and you hand your competition a gift. The 36 versus 127 day figures make that point very plainly.
Invest seriously in presentation. With so much choice available, first impressions matter more than ever. Professional photography, a clean and considered presentation, and a property that feels genuinely move-in ready will set your home apart from the majority of what is currently on the market.
Get proper local advice. National headlines are interesting but they are not your market. What matters is what is happening on your road, in your village, in the price bracket your home sits in.
A home that launches well this summer has a strong chance of a clean, efficient result. A home that drifts through with a price reduction will find it very hard to recover that lost momentum.
For Buyers
Conditions are as good as they have been in years. More choice, a calmer pace, and sellers who understand the need to be realistic.
Good homes still move quickly. A well-presented family home in the right catchment at a sensible price will attract serious interest within its first few weeks. Do not mistake a calmer market for a slow one.
Be financially prepared with your agreement in principle in place. Be clear on what actually matters to you. And remember that your strongest leverage right now is your position. A chain-free buyer, or someone who can offer genuine flexibility on timing, is very attractive to a seller who wants certainty.
A Calm Note to Close
The property market in summer 2026 rewards the same things it has always rewarded. Good preparation. Honest pricing. Sensible advice.
What has changed is how little room there is for shortcuts. This is a market where preparation is the difference between a good result and a frustrating one.
This is not a difficult market. It is an honest one. And honest markets reward those who are prepared.
