The West Berkshire Property Market in July 2026: Why the Right Price Is Doing More Work Than Ever

What the latest UK property data means for  homeowners.

We are properly into summer now. Holidays are booked, the World Cup is on, and the property market has settled into its seasonal rhythm a little earlier than usual. That does not mean nothing is happening. It means the gap between the homes that are selling and the homes that are sitting has never been clearer.

Here is an honest picture of where things stand, and what it means if you are thinking about moving this year.

The headline numbers

The number of homes for sale remains at historically high levels for this time of year. Earlier this year supply reached an eleven year high, and buyers still have more choice than they have had in over a decade.

That choice is shaping everything. The average price of a home coming to market fell by 0.6% in June to £376,191, the biggest June dip in fourteen years, leaving prices around 0.5% below a year ago. Sellers are pricing more keenly to attract summer buyers, and that is most visible at the top end, where asking prices for larger homes fell 2.2% in a single month.

And here is the number worth holding onto. Homes priced correctly from day one found a buyer in an average of 36 days. Homes that needed a price reduction took 127 days. Over a third of new listings never sell at all. In a market with this much choice, the asking price is doing more work than ever.

The quiet good news on mortgages

The average two year fixed rate has eased to 5.07%, down from 5.18% a month earlier. Small movements, but they add up. For many buyers the latest dip is worth around £30 a month.

The Bank of England held the base rate at 3.75% in June, with the next decision due on 30 July. Inflation is sitting at 2.8%. Nobody is expecting dramatic moves, and in some ways that is the point. Stability helps buyers plan, and buyers who can plan are buyers who commit.

What is happening here in West Berkshire

National headlines only tell you so much. School catchments, village life, and proper family space still draw serious buyers who have made a considered decision about where they want to live. Those things have not changed.

Buyer demand is down around 10% nationally, yet sales agreed are broadly in line with recent years, level with 2024 and around 5% ahead of 2023. The people in this market are committed movers. They are not browsing. They are deciding.

This week we have been looking at Rightmove’s supply and demand data for our patch, from Newbury and Cold Ash to Hungerford and the villages. In the upper price bands, buyer interest is keeping pace with the number of homes for sale. But serious enquiries are concentrating on a smaller group of homes: the ones that are priced and presented properly. Demand is there. It is just choosier than it has ever been.

What buyers want right now

Buyers at this price point are consistent about what makes them act:

  • Move-in readiness. Fewer buyers are willing to take on major works.
  • Strong school catchments and a village or community feel.
  • Practical family layouts with good flow and outdoor space.
  • A price that reflects today’s market, not 2024 comparables.
  • Presentation that makes the decision feel easy.

If you are selling

Price correctly from day one. Invest in presentation. Take advice that is rooted in this specific market, not national averages.

A home that launches well in the coming weeks has a strong chance of a clean, efficient result before the autumn market brings fresh competition. A home that drifts through the summer and then needs a price reduction will find it very hard to recover that momentum.
