Start at the front door

A well-kept driveway, freshly jet-washed paths, clipped hedges, and a couple of seasonal planters cost very little and communicate a great deal.

If your front door has had a hard winter, a fresh coat of paint and a new set of door furniture will do more than most people expect. It is the first thing a buyer photographs on their phone before they have even stepped inside.

Make the arrival easy

Parking sounds like a minor detail. It is not. A buyer who has spent twenty minutes navigating a Berkshire village lane arrives tense. A buyer who pulls straight onto a clear driveway and walks in calmly is already in a better frame of mind.

Go through every room with fresh eyes

Arrange for your animals to be out for the duration of the viewing. Remove food bowls, beds, and toys. Open the windows. Neutral diffusers handle any lingering scent without making the house smell like a spa.

Brief your agent properly

The best viewings happen when your agent genuinely knows your home. Not just the number of bedrooms and the council tax band. What it actually feels like to live here.

Tell us where you buy your coffee. Which pub garden you walk to on a summer evening in Newbury or Hungerford. Where the children cycle at weekends in Cold Ash or along the Kennet Valley.
