Hello and welcome to our September update!

As we move into early autumn, we are starting to see momentum return across West Berkshire. Buyer confidence is rising, mortgage approvals are up for the third month in a row, and more people are ready to make thoughtful moves before the end of the year.

The base rate has come down to four per cent. Fixed mortgage rates are still above five in most cases, but they are more stable. Lenders are also widening access. Some are accepting rental history as proof of affordability. Others are offering higher income multiples and more flexible terms for later life lending.

We are not back to the fast paced market of 2021. But this is a functioning market, especially for homes that are priced carefully and presented well from day one.

Buyers are engaged but selective. They are moving quickly when a home feels right. Overpricing or weak presentation still leads to silence. If you have been on the market without interest, it might not be the market. It could be the plan.

My Take This Month

There is definitely more energy in the market, but buyers are coming with clearer filters and stronger expectations.

The homes that are selling are well prepared, realistically priced and thoughtfully marketed. The rest are struggling. We are seeing committed families and downsizers ready to act, often within days of launch or quietly behind the scenes.
